An Entire Town Near Yellowstone National Park Is For Sale, Where You Can Finally Live Your Dutton Family Dreams

Well you are in luck! There’s not just a home that’s for sale in Pray, Montana… there’s an entire town. So if you’ve ever had dreams of riding around on horseback, wearing a cowboy hat, and intensely gazing at people that get close to your land (A.K.A. The John Dutton Life), you might not be able to afford passing this up.

That being said, this property in Pray, Montana costs a pretty penny. I imagine that’s why it’s still available after being listed for sale back in September of 2024 (good on them to try and capitalize on Yellowstone wrapping up). For a cool $2.6 million dollars, you could own a post office, a 100-year-old general store, and three separate cabins, along with 5 acres of Montana land in the heart of Paradise Valley.

The property that’s only a 45 minute drive from Yellowstone National Park has beautiful mountain views, and the listing says that’s it is a “cash flowing property.” Apparently the general store has an existing tenant, and the multiple buildings have previously been used as rentals and/or Airbnbs. All I’m gathering is that this is the investment opportunity of a lifetime.

Each of the cabins are “Amish built” with 2 beds and 1 bath a piece, and duplex that the former owners had recently updated. The big draw of the Dutton Ranch Yellowstone-adjacent property is apparently the US Post Office that is located there, which apparently “draws traffic to the location.” The historic General Store from the 1900’s (which is now a antique and bookstore) is also a bit of a tourist destination.

That’s at least what the listing is implying.

Dishing out almost $3 million for a property that’s sort of in the middle of nowhere seems a little risky, but at the same time, you’d be buying an entire town (considering the post office)… not just a home. And there’s even room to expand, as the three acres that are currently being unused already have septic design approvals, and room for “an additional 8 cabins.”

Translation: you can start the compound you’ve always wanted to start.

If I had $2.6 million dollars laying around, or some friends willing to go in on the investment with me, I’d have a hard time trying to decide what to do with the property. Do I set up a ranch and allow others to buy tickets for “Yellowstone cosplay?” Would I selfishly keep it all to myself, and ride horseback day in and day out keeping a close eye on my land?

Or would I just make the whole thing rental property, and theme everything as a Yellowstone (TV show) vacation getaway that just happens to be minutes (almost an hour) from Yellowstone National Park? Those are the tough decisions and options that the future buyer of this property has to mull over. I don’t envy them for having to decide… though I do envy them for having enough money to buy it.
